Most properties we offer require cash or private funds and the ability to close on a tight timeline.
When multiple buyers express interest, the deal goes to the first buyer who contracts unconditionally and secures the agreement with a deposit (bank draft or e-transfer).
That buyer will then have a short period to close on the property.
If no buyer has committed yet, we can agree on price and closing terms, but the property does not come off the market.
If another qualified buyer steps forward, you will have 12–18 hours to go unconditional and provide a deposit to secure the deal.
